Twenty-four Department of Buildings violations are scheduled for OATH/ECB hearings on September 8, according to the city's OATH Hearings Division Case Status dataset. The underlying inspections run from September 2025 through July 2026 and hit properties in Queens, Brooklyn, and Manhattan — the violations range from paved-over front yards to an expired sidewalk-shed permit to construction debris DOB inspectors flagged as a hazard.

The single biggest cluster, six properties, got written up for the same thing: a required front-yard planting area is gone, replaced with concrete, pavers, or stone, and used as an off-street parking pad. DOB logged each as a zoning violation. The cited addresses: 161-36 98th Street in Queens (Geminiy Property LLC, ticket 039194686P); 220-09 77th Avenue in Queens (ticket 039194582K); 45-14 Pearson Street in Queens (Pearson 4514 LLC, ticket 039194485Z); 8812 Avenue L in Brooklyn (tickets 035717344J and 035717343H, two separate charges at the same address); 139-88 86th Avenue in Jamaica (tickets 039194390X and 039194389Z, also two charges at one address); and 103-46 106th Street in Ozone Park (ticket 039194334L). The case status field shows the Avenue L property defaulted at its hearing, leaving a $1,280 balance still due.

Three more properties drew violations DOB tied directly to safety rather than zoning. At 29-21 Astoria Boulevard in Queens, GRG 29 Street Realty LLC was cited after inspectors found loose siding shingles on the second-floor facade, which the ticket describes as "hazardous conditions for public property" (ticket 039194608J). At 63-17 Yellowstone Boulevard in Queens, Tjar Group Corp was cited for a site covered in metal, cardboard, wood, and plastic debris that inspectors wrote created "hazards conditions on site for workers and rodent infestation" (ticket 039556017N). At 110-26 68th Drive in Queens, EJ Homes 45 LLC drew a similar debris citation, "hazards on site for workers" (ticket 039555944J). And at 109-34 121st Street in South Ozone Park, an inspector cited the removal of porch handrails as creating "a falling hazard" (ticket 039186247N).

A separate group of tickets covers permits rather than conditions. J S Contracting Group Inc, working at 85-55 115th Street in Queens, was cited because a sidewalk shed's permit had expired with no renewal in process (ticket 039556053K). Wing Jay Construction Inc's construction fence at 257 Bainbridge Street in Brooklyn was cited for not matching the approved design drawings (ticket 039548697X). And two Queens addresses — 67-11 Maurice Avenue in Woodside, where a roughly 20-by-5-foot canopy went up, and 104-36 212th Street, where a carport was built — were cited for work done with no DOB permit on file at all (tickets 039194633L and 039194581Z).

Across all 24 hearings, per the dataset's hearing-result field, most were resolved "in violation" with fines running $300 to $1,250 a ticket. A handful were marked "rescheduled" after the respondent defaulted, leaving balances outstanding: $1,280 at the Avenue L property in Brooklyn, $750 at 334 Greenwich Street in Manhattan, and $4,000 at 203 Maple Street in Brooklyn.

None of this is dramatic, but it's exactly the kind of record a title search, a due-diligence buyer, or a competing bidder checks before touching a property. A defaulted hearing doesn't go away — the balance attaches to the address and can complicate a sale, a refinance, or a future permit application at the same location. If you're estimating a job at any of these addresses, or buying next door, pull the ticket number yourself and check the current hearing status before you build a number around it.
