Twenty-one Department of Buildings violations went to OATH/ECB hearings scheduled for November 4, with hearing results already logged as "IN VIOLATION" across cases in Brooklyn and Staten Island, according to OATH/ECB Hearings (Case Status) records.

The largest single cluster is elevator maintenance: seven of the 21 tickets cite failure to maintain an elevator or conveying system under code section 28-304, each carrying a $625 penalty. Addresses cited include 1280 East 12 Street in Brooklyn (expired CAT-1 and unclear CAT-5 inspection tags, missing UL label and maintenance sticker, per the violation record), 3165 Nostrand Avenue in Brooklyn (inoperative emergency car phone, dirty car top and pit, oil leak at the main machine), 601 Albany Avenue in Brooklyn (inoperative car phone, pit cleaning needed, access issues for elevator inspection), 203 Main Street in Staten Island (missing cab mirror, water in the pit, expired fire extinguisher), 80 Richmond Hill Road in Staten Island (exposed wiring at the pit stop switch, misaligned cab mirror), and 785 Schenck Avenue in Brooklyn, a New York City Housing Authority address, where the violation cites a non-functioning building number sign and an incomplete elevator inspection.

Two active-jobsite violations drew $1,250 penalties for work not conforming to approved plans, per the records. At 94 Macon Street in Brooklyn, an inspector found sidewalk shed cross-bracing that did not match the approved plans. At 369 Bergen Street in Brooklyn, the violation describes steel beams connecting the building's exterior to a proposed interior closet and rear wall in a configuration the inspector found did not match approved plans. Both tickets were issued August 31 against respondents listed as MOD Consultants LLC and EJ Homes 45 LLC.

The remaining violations cover routine maintenance and zoning issues: illegal residential parking pads cited at three addresses in Brooklyn and Staten Island (each $1,250), a failure-to-maintain citation at 1575 Nostrand Avenue for cracked walls and ceiling in an apartment, prohibited PVC piping and rubber couplings at 1159 Brighton Beach Avenue, an over-height fence at 6895 Amboy Road in Staten Island, a detached awning section over a pedestrian walkway at 7402 New Utrecht Avenue, and a posted-permit violation against Neptune Mechanical Inc. at 1185 Carroll Street in Brooklyn.

Separately, the DOB's complaint-intake system logged two new active complaints as of November 2: one for elevator issues at 650 Ocean Avenue in Brooklyn and one in category 04 at 197-25 Linden Boulevard in Queens, according to DOB Complaints Received data. Neither complaint has a hearing record yet and neither confirms a violation; they are open inquiries only.

All 21 hearings carry a compliance status of "All Terms Met" in the OATH record, and balances due are listed as zero as of this data pull.
