A cluster of OATH/ECB cases across Brooklyn, the Bronx, and Staten Island are headed back to hearing October 15 after respondents defaulted on earlier dates, per DOB's Case Status dataset — among them a Bushwick property owner accused of filing a false correction certificate and a Staten Island homeowner facing three separate tickets over an unpermitted third-floor addition.

In Bushwick, Bushwick Holdings Group LLC, tied to 1357 Decatur Street, Brooklyn, defaulted on a hearing over a charge that a filed certificate of correction contained "material false statements" misrepresenting that violating conditions had been fixed — a B188 charge carrying a $10,030 balance due, rescheduled for October 15 in Brooklyn.

At 55 Jenna Lane, Staten Island, respondent Hassan N Hamdalla faces three defaulted tickets totaling $33,000 in combined balances: an unpermitted third-floor vertical addition DOB says is visible in historical photos from 2021, an occupancy-contrary-to-C-of-O charge tied to the same addition, and an electrical-work-without-a-permit charge for recessed lighting installed in the new soffits. All three default to hearing October 15 at Staten Island's OATH location.

In Midwood, respondent 2121 East 13th Street Trust defaulted on a $5,030 ticket alleging a posted stop-work order was "removed, defaced and tampered with" at 2121 East 13th Street, Brooklyn — a B1F8 charge under code section 28-207, among the more serious entries in this batch since tampering with a stop-work order is its own distinct violation from whatever the order originally addressed.

Smaller default cases round out the October 15 calendar: Michael Coluccio at 2334 East 71 Street, Brooklyn, over a garage converted to a building entry door without permits; 88 E 111 LLC at 88 East 111th Street, Manhattan, over a sidewalk shed missing mudsills and vandal-proof fixtures ($10,000 penalty); Sivic Realty Corp at 2356 Ryer Avenue, Bronx, over a discarded refrigerator and desk blocking a fourth-floor exit passage; and Elliott Sutton at 2121 East 1 Street, Brooklyn, over unpermitted vertical and horizontal enlargement work with no construction fence in place.

None of these records show an injury or an active stop-work order beyond the Decatur Street tampering allegation itself. Per DOB's compliance-status field, every case above still shows a balance due — these are respondents who did not appear at a prior hearing, not firms contesting the underlying facts.

For contractors: a defaulted OATH hearing doesn't go away — it reschedules with the penalty already running, and in several of these cases (Hamdalla, Bushwick Holdings) the dollar exposure is stacking case by case at the same address. If you're subbing or buying into a property with open DOB history, a quick case-status pull before signing is cheaper than finding out at closing.
