At 5014 16th Avenue in Brooklyn (BIN 3388834), Monaco Rentals LLC was cited for failing to obey a partial vacate order first issued June 5, 2020 — DOB says the cellar level was still occupied at inspection — a Class 1 violation carrying a $10,000 penalty. A second violation at the same address cites failure to file a certificate of correction on a violation from June 2020. Combined penalties: $11,250. At 1231 59th Street in Brooklyn (BIN 3132619), DOB cited a Class 1 violation for a supported pipe scaffold wrapped in mesh that inspectors say doesn't meet Building Code 3314.1, calling it an unsafe condition that risks dislodgement in high wind. At 118-08 107th Avenue in South Richmond Hill, Queens (BIN 4203573), the owner of record was cited twice for work without a permit — electrical lines and a full-height partition wall installed at cellar level — both referencing a corrective-action notice from March 14, 2025. At 117 West 26th Street in Manhattan (BIN 1015039), The West Paramont L was cited twice for failing to file certificates of correction on violations issued in March 2024 — one for failure to maintain the building, one for unlawful acts. Separately, DOB logged roughly 100 new complaints citywide over the same two days, per DOB Complaints Received data — a mix of illegal-conversion, elevator, plumbing and general construction categories. A complaint is an unverified allegation, not a finding, and is cited here only for volume context.
For contractors and buyers, an address that's already carrying an unresolved ECB violation for the exact condition you're about to touch is a flag worth pulling before you bid or sign a sub-contract — hearing officers tend to escalate penalties on repeat non-compliance, and an open vacate or stop-work order can freeze a schedule fast.
