Nine roofing contractors bid the Senior Center roof replacement in the Town of Mamaroneck, and Sandhu Contracting, Inc. came out on top at $129,000 — $28,300 under the next bid, from VAD Contractors Inc at $157,300. From there the field spreads wide: Barrett Inc.'s top bid hit $409,000, more than three times Sandhu's number, on what is, on its face, a single small roof.
That's a 21.9% spread on paper, but the real story is buried in the recommendation, not the tab. The town's engineers aren't recommending the $129,000 low bid straight up — they're recommending a $158,500 award that includes both add alternates, which puts the actual recommended spend closer to VAD's second-place number than to Sandhu's low bid. Add alternates are optional scope priced separately in the bid form — extra work an owner can tack on if the budget allows — and here the engineers apparently want all of it.
This is a senior center, which means occupied space with a vulnerable population underneath the work zone; that's usually why a small roofing job gets bundled with add alternates for flashing, insulation upgrades, or drainage work nobody wants to have to bid separately later. The recommendation went to the Town Board on the September 16 agenda, so this is a step closer to an award than most of what crosses this desk — but it's still a recommendation, not a signed contract.
For roofing subs working the Westchester municipal circuit, this tab is a useful data point: a nine-bid field on a $129,000-to-$409,000 job means plenty of small shops are still chasing town work at this scale, and the town clearly isn't afraid to spend above the low bid when the alternates make sense to them.
