Six small jobs due the same week share one thing in common: old buildings that need somebody who knows how to touch them carefully. Churches, a mental health campus, a dental school, and a county historical society all want roof, facade, HVAC, or window work done before winter, and none of these contracts will make a top-ten list anywhere. That is exactly why they are worth a look.
Start with the Town of Brookhaven's rebid pair, due October 19. Bid #26049 covers window and facade restoration at Brookfield Presbyterian Church in Manorville (RFI-003359), and Bid #26048 covers the same scope at First Congregational Church in New Village (RFI-003357). Both are rebids — meaning the first round didn't land a contract the town could use, whether on price, scope questions, or bidder turnout. A contractor who does historic window sash and masonry restoration and can hit both site visits in the same week has a real shot at two small, low-competition jobs back to back.
North Salem wants porch repair at the Lobdell House, 270 Titicus Road, also due October 19 (RFI-002949). No trade or value is listed in the posting, which on a job this size usually means it's a one-man-band scope — carpentry, maybe some masonry underpinning — that the town expects to price itself out through a handful of local bidders rather than a formal estimate range.
Rensselaer County Historical Society is doing HVAC renovations and modifications at 57 Second St. in Troy (RFI-003289), also due October 19. Mechanical work inside a historical society building usually means threading new ductwork or equipment through walls and chases nobody wants cut into — call before bid day if the posting doesn't spell out access constraints.
Two more land October 20 and 21. Broome Community College needs a plumbing contract for the Decker Hall dental renovations at 907 Front Street in Binghamton (RFI-003041) — dental clinic plumbing means vacuum lines and specialty fixtures, not just supply and waste, so read the spec before pricing it like a standard bathroom gut. And the Office for People with Developmental Disabilities wants roof and mortar repairs at the Silver Lake Day Hab, 7059 Standpipe Rd. in Perry (RFI-002939), due October 19 — occupied facility work on a live day program site, which typically means phased access and noise restrictions buried in the special conditions.
None of these jobs will show up on anyone's top-bid list this quarter, and that's the point. Small institutional owners — towns, BOCES, historical societies, state agencies running group homes — let this kind of work constantly, and they often get thin bidder pools because bigger shops don't bother chasing six-figure restoration contracts. If your crew does historic windows, occupied-building mechanical, or small roofing and masonry, this is the lane where you're not fighting fifteen other GCs for the job — you're fighting two or three.
Due dates are tight. The Brookhaven rebids and the North Salem porch job close October 19; Rensselaer's HVAC job closes the same day. Broome CC's plumbing package and the OPWDD roof job both close October 19 as well — confirm exact times on each posting before you plan a bid-day run between them.
