Run the list: 1027 Dean Street in Crown Heights, 170 units, owner Shimon Brach. 147-149 Lawrence Street and 485 Fulton Street in Downtown Brooklyn, 297 units across three 27-story towers, developer Shimon Klein — the week's biggest by a mile. 101 Lake Street in Gravesend, 55 units, Joel Landau's Emerald Developers. 320 Essex Street in East New York, 40 units, owner Balkar Singh. 1552 Leland Avenue in Parkchester, 20 units, owner Marash Voka — demolition permits for the existing building are already filed, which is the tell that this one's moving faster than a bare filing. 299 East 103rd Street in East Harlem, 17 units, owner Aviv Ben Avi. And 43-27 56th Street in Woodside, 32 units, owner Markiel Chulpayev.

So what's a permit filing worth to you if you're bidding work? It's the earliest public signal a job exists — usually 12 to 18 months ahead of an actual bid package. That's your window to start talking to the ownership and architect teams named on these filings before the job goes out to GCs. And worth noting: unlike the NYCEDC RFP running this same week in East Harlem, every one of these is privately financed — no city M/WBE mandate rides along with any of them.
