RXR and YS Developers — the firm led by Yitzchak Schwartz — have put out new plans for The Hall, a complex slated for Clinton Hill, Brooklyn, that would combine hundreds of residential units with a synagogue and office space on one site, Bisnow reported this week.
That's not your typical multifamily filing. Most ground-ups on this beat are apartments over retail, maybe a community room bolted on for a zoning bonus. Putting a full synagogue and office floors into the same building means a design team juggling three very different codes — residential, assembly, and commercial — under one roof.
The reporting doesn't give a street address, a unit count beyond 'hundreds,' a square footage, or a construction timeline. This is plans, not permits — nothing here says a DOB application has been filed or that a shovel is anywhere close to that lot.
For a GC or a sub, a program like this is worth tracking early anyway. A synagogue build-out means liturgical-specific finishes and acoustics work most resi subs never touch; an office component means a second core, a second set of mechanicals, maybe a second elevator bank. That's more separate trade packages than a straight apartment tower usually throws off once it hits bid.
RXR has been active across Brooklyn's rezoned corridors, and Clinton Hill sits inside the density the city's been pushing landlords toward. Watch for this one to surface at a community board or the City Planning Commission before it ever reaches a DOB portal — that's usually where a 'hundreds of units' headline turns into an actual unit count.
Nothing to bid yet. If your shop does religious-institution finish work or chases mixed-use resi/office combos in north Brooklyn, put The Hall on the watch list — and check Bisnow's original piece for renderings or filings as they surface.
