Rudin Management landed $175 million to convert a Midtown office tower into apartments, sited near the paused Pfizer redevelopment site, according to Crain's New York.

This is one more entry in a run of Manhattan office-to-residential conversion financings this fall — Northwind's $219 million loan on 100 Wall Street and PGIM's office-to-storage conversion have both closed in the same stretch. Rudin's deal adds a Midtown building to that list, with the Pfizer site next door sitting paused rather than moving, a contrast Crain's specifically flagged.

For contractors, office-to-residential conversions are a different scope than new construction: gut renovation, new plumbing risers and bathroom cores for units that didn't have them, life-safety and egress upgrades, and often a full mechanical replacement — work that goes to demolition, plumbing, HVAC and interior-fit-out trades well before any finish work starts. $175 million on one tower is real money moving through those scopes.

Rudin hasn't announced GC or trade contractors yet in the public record cited here — watch for permit filings at the address as the conversion moves from financing to construction.
