Deugen bought a 146,000-square-foot rail-served industrial building in Piscataway, New Jersey, according to a report Monday from ReNJ.

The deal adds to a run of industrial and life-science leasing across central New Jersey this week: Kanvas Biosciences, a startup working on microbiome-based cancer therapeutics, leased 12,000 square feet at The HELIX in New Brunswick, and Petrucci topped out a vertical industrial building in Pedricktown with cold-storage capability built in, both according to ReNJ reports published Monday.

Rail service is the detail that matters for a contractor sizing up the Piscataway building: a rail-served industrial asset usually means heavier floor loads, dock configurations built for freight transfer, and a different renovation scope than a standard flex-industrial box if Deugen moves to retrofit or re-tenant the space.

The Pedricktown project is the one with active construction value — 'going vertical' with cold-storage potential means mechanical and refrigeration trade scope is still ahead, not behind, on that job.

What to do next

If you do mechanical, refrigeration, or industrial fit-out work in central or south Jersey, the Pedricktown vertical build is the one to track for upcoming cold-storage trade packages — reach out to Petrucci's project team now, before the shell is enclosed. The Piscataway and New Brunswick deals are acquisition and lease news only; no construction scope has been announced at either site yet.
