Elberon Development Group and its partner Saoud Equities broke ground on a 146,000-square-foot cold storage facility in Elizabeth, New Jersey, the companies said this week, with FreezPak Logistics signed on as the build-to-suit tenant.
The project rises in a state that has become one of the country's busiest corridors for refrigerated warehouse space, feeding ports, airports and the dense Northeast grocery chain above it. Elizabeth sits minutes from Port Newark-Elizabeth Marine Terminal and Newark Liberty International Airport, which is exactly the kind of location cold storage developers chase — perishables move fastest when the truck run from ship or plane to warehouse is short.
FreezPak Logistics operates temperature-controlled distribution space up and down the East Coast, and a build-to-suit deal means the facility is being built around its specific racking, dock and refrigeration requirements rather than leased as generic shell space. That matters for the trade contractors on this one: cold storage construction is its own specialty, with refrigeration-grade insulation, vapor barriers, specialized concrete slabs designed for freezer traffic, and mechanical systems that dwarf a standard warehouse's HVAC scope.
Neither Connect CRE nor ROI-NJ's report specified a project cost or a completion date, and the companies' announcement did not name a general contractor. The groundbreaking itself — shovels in the ground, not just a signed lease — is the news here; Elberon and Saoud have not said when FreezPak expects to move in.
New Jersey's industrial market has kept adding cold storage capacity even as general warehouse demand has cooled in spots, because grocery and food-service distribution doesn't really slow down. A 146,000-square-foot facility is mid-sized for the asset class — big enough to need a real mechanical subcontractor base, small enough to break ground without years of entitlement fights.
What to do next
Mechanical, electrical and concrete subcontractors working the Elizabeth/Newark industrial corridor should watch for a GC announcement on this one — build-to-suit cold storage jobs move fast once they break ground, and the specialty refrigeration and insulation scopes typically get bid out within weeks of the start of site work. Reach out to Elberon Development Group or Saoud Equities directly for prequalification status; neither company has posted a public bid solicitation as of this writing.
