SL Green's 639-unit conversion at 750 Third Avenue is moving forward in Midtown East, and the trade press is now tracking it building by building rather than deal by deal.

New York YIMBY reported facade and interior work progressing at the tower, part of the office-to-residential wave the city's Zoning Board and Council have already cleared a path for. The building is one of several large Midtown East office-to-housing conversions now under construction at the same time — 750 Third Avenue, The Lucien at 303 East 44th Street (facade work reported the same day), and others already on our board this month.

Here's what matters for a contractor chasing this work: these aren't small gut-renovations. A 639-unit conversion means full MEP replacement, new risers, new elevator banks in some cases, and facade work on a building that's staying occupied-adjacent through much of construction. That's steady, multi-year work for electrical, plumbing, and facade trades — and it's happening at the same moment several other towers nearby are doing the identical thing, which means the subcontractor labor pool for this specific scope (resi conversion MEP) is about to get tight across a six-block radius of Midtown East.

SL Green has not stated a GC or a construction cost in the reporting we're citing. What is confirmed is the unit count and the location — enough to know the scale, not yet enough to know who's building it.

If you're a mechanical or electrical sub already working a Midtown East conversion, this is your competition for crews next spring. If you're not yet in that market, it's worth finding out who is bonded on 750 Third before the GC bid list closes.
