Jersey City's skyline is about to get a new anchor. Rockpoint and Urby, working as a joint venture, closed a $277 million construction loan for a 69-story tower going up at 201 Hudson Street in the Paulus Hook neighborhood, a few blocks from the PATH station. The exact address only became public this week — New York YIMBY confirmed it on September 3, tying together financing news that trade outlets had been chasing in pieces since late August.

The building will hold 748 units, making it one of the biggest single residential financings to close in Hudson County this year. The Real Deal and Multifamily & Affordable Housing Business both reported the $277 million loan figure when the deal first surfaced August 25; the unit count and site details didn't lock in until this week's renderings and reporting caught up.

For a New York contractor, this is a tower's worth of work landing across the river right as Manhattan's own condo pipeline shrinks — CRE Daily is projecting an 11% drop through 2029. A 69-story build means structural steel, curtain wall, a bank of elevators, and multi-year MEP risers. Jersey City's building department, not NYC's DOB, will be the one issuing foundation and superstructure permits — worth knowing if your permit expediter is used to filing in Manhattan.

No general contractor has surfaced publicly yet, and closing a construction loan isn't the same as breaking ground — the site isn't vertical. Because this is privately financed housing, there's no MWBE subcontracting mandate attached the way there would be on a public job; any diversity commitments would come from Rockpoint and Urby directly, not a city or state agency. Contractors chasing the trade packages should watch Jersey City's building permit portal and Urby's own project pages for a bid list once excavation starts.
