The Nassau County Industrial Development Agency approved a preliminary inducement resolution for Villadom 2020 LLC's 64-unit rental project in Great Neck at its August 26 meeting. The project is moving forward with IDA tax incentives.

At the same meeting, the IDA canceled the West Shore Roslyn project, a proposed 40-unit development. The cancellation removes that project from the active IDA pipeline — and from the construction pipeline with it, unless the developer finds another financing path.

Two other projects received new preliminary resolutions: Eden Blue and Richlee Court. Those are earlier in the process — preliminary resolutions signal IDA interest but do not guarantee final approval or a construction start.

Why this matters. An IDA approval means the financing structure is in place for Great Neck. That is when a 64-unit rental project becomes real work — framing, mechanical, electrical, plumbing, finish. The Roslyn cancellation means 40 units of work that was in somebody's pipeline just fell out of it.

What to do next. Track the Villadom 2020 project through building-permit filings with the Village of Great Neck. Eden Blue and Richlee Court are worth watching but are not construction-ready yet.
