Bids closed at 11 a.m. Thursday, September 24, on NYC Health + Hospitals' facade restoration and window & storefront replacement job at North Central Bronx Hospital, 3424 Kossuth Avenue — Project 24201901, board row RFI-000262. H+H hasn't posted a result yet, and that's normal on a job this size; an opening isn't an award.
H+H ran this the way it runs its renovation jobs: two mandatory walkthroughs, August 19 and 20, no late arrivals accommodated. The scope covers a 19-story tower's whole envelope — masonry pinning and reconstruction, spandrel-shelf-angle replacement, metal coping, and about 80,000 linear feet of sealant-joint replacement building-wide. The window package alone runs 373 units across 52 types by the owner's bid breakdown; storefronts and doors are priced separately, with no owner-established unit count.
“Most of the masonry repair priced in this bid isn't located on the drawings yet.”
The asbestos numbers are the kind of detail a bid tab never shows: 43,971 linear feet of ACM glazing compound and caulk come out of the window frames — more than eight miles of it — plus another 43,535 square feet of ACM sealant behind the metal cladding. Any facade contractor pricing this needs an abatement sub lined up before touching a window.
Here's the catch an estimator would flag: most of the masonry repair priced here isn't located on the drawings yet. Of 8,000 square feet of brick pointing, 7,815 square feet is an allowance to be found in the field; so is 2,338 of 2,500 square feet of veneer reconstruction. H+H's general requirements call for "no allowances," while the drawings say those quantities get trued up by change order against a unit price schedule that never made it into the released package — and a 2,000-square-foot stucco item on the drawings never made it onto the bid breakdown at all.
This is envelope work on a fully occupied hospital: 7 a.m.-to-4 p.m. weekdays only, no on-site storage, a loading dock that closes around 3 p.m. The 730-day contract spans two winters, and the specs ban masonry mortar at or below 32°F and sealant below 40°F. Subcontracting caps at 50%, the M/WBE goal is 30% under Article 15-A, and the contractor executes H+H's Renovation PLA and a Letter of Assent. The liquidated-damages line in Schedule A is blank, and pay follows Labor Law 220 regardless.
None of the six posted documents include a plan-holder list, so there's no public count of who's chasing this job. Facade and glazing contractors should watch The RFI Wire's Bid Results page for RFI-000262 and City Record Online for H+H's award notice.
