Three New York State OGS jobs close on the same afternoon — October 7 — and together they cover almost every kind of state building trouble a contractor can chase this fall: a psychiatric center roof, a hospital utility plant, and an elevator.

The biggest is at Creedmoor Psychiatric Center in Queens, where OGS wants Building 73's roof replaced and its facade repaired, estimated between $15 million and $20 million. Down in Manhattan, the state is putting $2 million to $3 million into central utility plant upgrades at Building 134 on the Manhattan Psychiatric Center campus. And back in Queens, OGS is replacing an elevator at the Centralized Services Building for an estimated $1 million to $2 million.

That's a spread of roughly $18 million to $25 million in state work due the same day, and it's a rare case where OGS has actually published estimate ranges up front for all three — most of the agency's postings on this tracker carry no dollar figure at all. A contractor bidding all three is choosing between three very different trades — roofing and facade, mechanical/utility, and vertical transportation — on the same afternoon, which means an estimator can't just double up on a walkthrough. Each job needs its own site visit and its own take-off.

None of the three postings on this tracker list a plan-holder count yet, so there's no read on interest level. What is clear is that OGS put three separate psychiatric-and-office-building contracts on one clock, and any GC or sub with state institutional experience has three shots at once — provided they can staff three separate bid packages by October 7.

The Yonkers Armory renovation, also an OGS job, closes earlier — September 23 — and sits in the same institutional-construction wheelhouse for firms tracking state work this fall.
